To determine the amount of income you can make, we will give you a free market analysis with comparable properties and a pro forma. We will also figure out the best short term or medium term rental strategy that will fit for your property.

We provide interior designer management to ensure that the interior designer that is selected for your home, picks all the items needed to make your property a successful short term rental.

We recommend speaking to your insurance agent to get the appropriate insurance policy that would cover your home and allow for short term rentals. Generally, regular property insurance does not cover short term rentals. We also have a few insurance companies that we can recommend.

After we find out that a guest breaks something in the property, we will call the OTA’s customer service to get compensation for the damage.

Cleaning costs also vary per property due to multiple factors such as area, square footage, amount of bedrooms, number of linens, and etc.  Keep in mind that the cleaning costs are paid by the guest and not by the owner.

Our cleaners bring their own supplies.

The cleaner may or may not need the laundry depending on the size of the home and how the cleaner operates. Most of the time, the laundry is done offsite.

We take out and return the trash when the owner is away. We also try to educate our guests about compost and recycling and water/electricity usage. Depending on the length of time you are gone, we recommend that mail be held by the postal service.

Our target goal for our properties is an 80-85% occupancy rate, between 20-25 days per month. This percentage is dependent on the season: Highest in the summer, robust in the spring and fall and lower in the winter.

We use ACH to pay your net income into your account within the first 14 business days of the following month. You will also receive your income statement.
